A major portion of the Community Development Corporation of South Berkshire’s mission is to develop affordable housing opportunities in the southern Berkshires, in order for residents to be able to work and live in the same community. By providing low-moderate income housing options, residents are able to live locally despite the expensive housing market in south Berkshire County. High rents and home prices create large obstacles for the growing number of working families who seek housing in the area.

We currently have multiple projects in various stages of development, which, when complete, will significantly increase the affordable housing stock in our area. In addition to providing housing units, each CDCSB project preserves open space, employs green building techniques, and promotes transit-oriented development.

Affordable Housing

100 Bridge Street

CDCSB’s 100 Bridge Street project will redevelop an eight-acre brownfield site in downtown Great Barrington into a mixed-use development that includes commercial space, 45 units of affordable housing, market-rate housing, and a riverfront park. It is located two blocks from Main Street in Great Barrington, with walking access to employers, public transportation, education, shopping, professional businesses, and cultural venues. While there are about four acres available for commercial and market-rate housing development, the first phase of 100 Bridge Street is Bentley Apartments, the affordable housing portion of the site.

Sawmill Brook

Sawmill Brook was originally conceived as a homeownership development project, but funding priorities have shifted the project to one of 45-50 affordable rental units.

910 Main Street

910 Main Street will be a 40-50 unit Low Income Housing Tax Credit project in a prime location in Great Barrington, owned and developed by CDCSB. The site is just south of downtown, within walking distance of public transportation, grocery stores, and other services. This project will preserve about six acres of open space.

Housatonic School

CDCSB is on a team with Grayhouse Partners working with the Town of Great Barrington to redevelop the currently abandoned Housatonic School in Housatonic, a village within Great Barrington. The proposed redevelopment will include eight affordable rental units, 10,000-12,000 square feet of shared office/incubator space, and space for a community/nonprofit organization. It will transform this vacant building in the heart of Housatonic to once more be a central and thriving part of the village.

Current Projects

Pine Woods

Pine Woods provides 25 affordable and five market-rate rental units in Stockbridge. CDCSB worked as development consultant on this successful project that Construct, Inc. has now owned and operated for over ten years.

140 East Street
Hillside Avenue

Hillside Avenue apartments contains ten affordable rental units in Great Barrington, the first new constrution of affordable rental units in the town in over ten years. The site, owned and developed by CDCSB, is located within walking distance of public transportation and Great Barrington’s downtown, which features employers, services, and entertainment.

Forest Springs

Beginning in 2018, Construct, Inc.’s Forest Springs will open the doors of its 11 affordable family units, located in a beautiful residential neighborhood with access to public transportation and outdoor recreational activities. CDCSB worked as the development consultant on this project.
